Terms of Service

The terms on which PropDirect is made available to you. You accept these when you create an account.

This page describes how PropDirect handles your information today. We update it as our practices change, and the current version is always the one published here. It is not legal advice.

1. What PropDirect is#

PropDirect is a UAE property platform: a place to list, discover and progress property transactions, with AI that prices listings, prepares paperwork and guides each step. We are in a soft launch, and some areas still show sample data while we onboard our first agents.

2. What PropDirect is not (yet)#

PropDirect is not currently a licensed real-estate brokerage and does not itself perform regulated brokerage acts. Regulated activities — advice, negotiation, filing a Trakheesi permit, signing the RERA forms — require a licensed broker, and any such steps are performed by a licensed party, not by PropDirect. Nothing on the platform is investment, legal or tax advice.

3. Using the platform#

  • Give accurate information. When you list a property, you confirm you have the right to list it.
  • Don’t upload documents you have no right to share, or misrepresent a property.
  • Don’t attempt to disrupt, scrape or misuse the service.

4. Your account, and keeping it secure#

  • One account per person, in your own name. Accounts aren’t transferable, and you may not share your login or let anyone else act under it. An agency seat belongs to the individual it was issued to.
  • You’re responsible for your password and for everything done from your account. Choose a password you use nowhere else, and tell us immediately at security@propdirect.ae if you think someone else has access.
  • You can review recent sign-in attempts on your profile at any time, and sign every device out from the same page. If you see a sign-in you don’t recognise, do both, then change your password.
  • Don’t probe, scan or test the security of the platform, try to reach data or accounts that aren’t yours, or automate access to it without our written agreement. Found a vulnerability? Report it to the address above — we’d rather hear it from you.
  • We may suspend an account immediately where we believe it has been compromised, is being used to misrepresent a property, or is being used to break the law. Where we can, we’ll tell you why.

5. Closing your account#

Accounts are closed by us rather than by a button, because closing one touches records — listings, offers and transaction history — that other people and, in some cases, regulators rely on. Email privacy@propdirect.ae and we’ll close it and remove your personal data, keeping only what UAE law requires us to keep and for no longer than it requires.

6. AI prices, scores and documents#

Parts of the platform are generated by models: price estimates, deal scores, cost breakdowns and draft paperwork. These are estimates and drafts, not a valuation, a survey, or legal advice, and they can be wrong. A formal valuation must come from a RERA-approved valuer, and a document that binds you should be read by someone qualified before you sign it. Where we show a figure, we try to show what it is based on — treat the basis as part of the number.

7. Listings, permits and what you warrant#

  • When you list, you confirm you have the right to market that property, and that what you say about it — price, size, condition, photographs — is accurate and yours to publish.
  • Where an emirate requires a permit to advertise, the permit number you give us must be genuine and current, and issued for that property. We check what we can and remove listings we can’t stand behind.
  • Regulated work — advising, negotiating, filing a permit, signing the RERA forms — is done by a licensed party, not by PropDirect.

8. We never hold your money#

PropDirect does not take deposits, hold client funds, or operate an escrow account. For an off-plan purchase, your payments go to the project’s own escrow account held under Law 8 of 2007 — the developer’s account, at their bank, supervised by the regulator, never ours. Anyone asking you to pay PropDirect a deposit is not us; tell us at once.

9. When you book a stay, you pay the host#

PropDirect is not the merchant of record for a stay and never handles the accommodation payment. A booking made here is a request to the host, which the host accepts or declines; we take no payment for it. Where a host has connected a payment account, the guest pays the host, on the host’s own account — so the host is merchant of record and handles their own refunds, disputes, payouts and tax, including the accommodation VAT and any tourism fee, on their own registration. We take no commission on a stay and never sit in the payment path. That also sets the limit of what we can do: we cannot refund money we never received, though we will help you reach the host.

10. Member rates, and our closed distribution network#

  • A listing’s public rate is public, and property pages remain openly viewable and indexable. Nothing about a property is hidden behind an account.
  • An operator may also set a member rate. It is shown only to signed-in account holders, and is never returned to a signed-out request, by any route. This is a closed user group, not a public discount.
  • We do not syndicate listings or rates to other portals. What an operator publishes here is distributed here.
  • We take no commission and require no rate parity. The operator sets both numbers and can change or remove either at any time. We never set, discount, subsidise or match a rate on an operator’s behalf.

11. What we commit to#

These are terms, not marketing. They apply to every agent plan.

  • Cancel any time. From your own dashboard, in a few clicks — not by emailing us and waiting. Cancelling takes effect at the end of the period you have already paid for.
  • No minimum term. No contract to sign, no notice period, no exit fee, and no charge for a period you have not started.
  • You never buy credits that can expire. You pay for a month and that month includes an allowance. It is part of the month, not a balance you purchased, so an unused allowance is not something you lose — it simply does not carry into the next month. And the thing you actually put work into stays: we never take a published listing down for a billing reason — not because you cancelled, not because an allowance ran out, not because a trial ended. A listing still ends when its advertising permit expires, or if it has to come down for a legal or compliance reason; that is the law and the permit, not us managing your account.
  • Our prices are published. Every plan price and the per-listing rate beyond your allowance are on the Pricing page, the same for everyone, with no quote to request and no rate card behind a salesperson. Prices are shown excluding VAT, which is added at the current UAE rate of 5% when you are charged and shown separately on your invoice — so what you see is what we earn, and the tax is the tax.

12. Agent subscriptions#

Agent plans are billed monthly and can be cancelled at any time, taking effect at the end of the period you have paid for. There is no minimum term, no notice period and no cancellation fee, and we never bill you for a period you have not started. You can cancel yourself from your agent dashboard — Manage billing — which also lets you update your card and download invoices.

13. Your listing allowance#

A plan includes a monthly listing allowance. Publishing a new listing uses one. Editing a listing you already have — changing the price, the photos or the description — is free and doesn’t count, and always will be. An unused allowance doesn’t roll over into the next month, and anything beyond the allowance is charged per listing at the rate shown on the Pricing page. Listings you have already published stay published — we do not take them down because an allowance ran out or a trial ended.

14. Change to renewals — from 1 September 2026#

Until 1 September 2026, renewing a listing when its permit window ends is free and doesn’t use your allowance. From that date a renewal uses one listing from your monthly allowance, the same as publishing a new one. Editing an existing listing stays free.

We are telling you before it happens rather than after, because your plan is month to month and you should be able to decide whether to stay on those terms — if the new arrangement doesn’t suit you, cancel before 1 September and you will not be charged under it. Nothing is applied retroactively: renewals before that date do not count, whenever you subscribed. More generally, if we change what a plan costs or what it includes, we will tell you in advance and the change will take effect no earlier than your next billing period — never in the middle of one you have already paid for.

15. Fees#

PropDirect charges real-estate agents subscription plans (see Pricing). Buyers, sellers and tenants don’t pay PropDirect a fee to use the platform; any agent commission is agreed directly with your agent, separately from PropDirect. Nothing is charged for creating a draft listing.

16. Provided “as is”#

The product is provided as-is: features may change, the service may pause, and some areas still show sample data while we onboard our first agents. We don’t warrant that it will be uninterrupted or error-free, and to the extent permitted by law we’re not liable for losses arising from use of the service.

This does not apply to what we commit to, or to billing. “What we commit to”, “Agent subscriptions”, “Your listing allowance” and “We never hold your money” above are terms, not previews of terms. They apply from today, and we will not weaken them without telling you in advance and giving you the chance to leave first. If we publish an expanded set of terms, anything in it that reduces those commitments takes effect only for agreements entered into after it is published.

17. Who you are contracting with#

PropDirect is operated by Propdirect FZE LLC, a Free Zone Establishment registered with the Sharjah Publishing City Free Zone Authority under registration no. 4429265, at Business Centre, Sharjah Publishing City Free Zone, Sharjah, United Arab Emirates. 18. Governing law, and where we operate#

These terms are governed by the federal laws of the United Arab Emirates. Propdirect FZE LLC is licensed in the Sharjah Publishing City Free Zone, and that is where the company is established — it is not a limit on where you can use PropDirect. We provide software and consultancy across all seven emirates. The emirate-specific licence that governs a property transaction — RERA in Dubai, ADREC in Abu Dhabi, and the equivalent elsewhere — is held by your agent, who carries out the transaction under it; PropDirect is not a party to it and does not broker, hold client money, or file on your behalf.
